I knew my house would settle but I'm a little surprised at how much. In the winter we could hear lumber popping multiple times a day and just the other day I found some drywall on the floor which prompted me to look up and see a big crack. All of this will be fixed at my 10 month, but it's a little unsettling...pun intended lol.

I don't think anything is majorly alarming but I'm glad all this is getting fixed before we have company next month. It just makes the quality of the house seem not that great...
In other news, we planted a tree:
It's a river birch. My favorite tree. And it will be growing in the only spot where we have a neighbor that will eventually be able to look right at us, so we are going to block them out :) It may take a few years though haha
We also finished the side of our house, we hope to do this with the other side as well in the coming weeks. Definitely gives it more of a finished look!

It looks like you have more cracks than we have, but we have a TON of nail pops. We counted 35 in our front dining room (including several seams), 8-10 in both our powder room and mudroom...and those are just the rooms we have actually gone through and thoroughly investigated. We had a really really wet build, and we're thinking that's what caused it, but who knows? They've scheduled two days for our drywall repair in case they can't finish in one day.
ReplyDeleteOur seemed like it had gotten worse after we waiting 12 months to have them fix the nail pops and what not. We don't have any "repeat offenders" but we definitely have a handful of new settlement cracks.
ReplyDeleteWe only had a couple of cracks. A small crack above the right side of the refrigerator and a decent sized crack on the bulkhead above the kitchen sink. The crack above the sink was repaired by RH at our 10-month and reappeared within a week. The second time RH repaired it they actually taped it and put new mud... and a few months later the crack was back.
ReplyDeleteWe had quite a few nail pops, but we were lucky and didn't get many visible seams. A few of our nail pops that were fixed during our 10-month are popping out again.
We've had some caulk separation, mainly at the baseboards. We just went through the house a month or so ago and touched up all of the caulk. I think that's a "yearly" maintenance thing listed in the binder RH gives you at settlement so I imagine that'll be an on-going thing.
Did you purchase the whole house humidifier through RH? We didn't and I think it added to the number of nail pops, etc. that we got because our house was SO dry. We recently had a whole house steam humidifier installed and it's made a world of difference.
It all depends on the ground you house's foundation is sitting on. In our neighborhood, our house and most of our side of the street is pretty much pure rock, so the house didn't settle like other on our street that were on fill. I have only about 20 nail pops in the WHOLE house, and only a few cracks. This is all to be expected too. And the caulking that's "shrinking" is normal, that would happen if you caulked a 50 year old house, it's something that needs touched up from time to time, it's the nature of the product. The seaming though looks like it was just poor workmanship combine with the settling. My parents house though stilll cracks in certain places, but the ground they are on is much softer, not a giant rock mountain like us.
ReplyDeleteNo matter if it's a RH home or a 1 mil dollar custom home, all of these signs of settling are normal and will continue to happen for decades, the brunt of it though happens within the first 1-3 years.
We had over 100 nail pops. All mainly in our main stairwell and the basement stairwell. We did have a nail pop that came through the ceiling. Which was an eye sore. The worst area was our basement stairwell. It is finished, but the drywall seams popped out. So you could see where they connected. They had to basically refinish the whole wall!
ReplyDeleteWe had the same caulking and trim issues through the house/bathrooms. They did fix all of that. We also had issues with the buttons on the banister popping out. Every week I would find new ones. Our 10 month was last week. It took about 3 hours for the inside. We have a few pending outdoor items that need corrected.

ReplyDeleteOur 10 month will be in July. We don't have visible cracks but crown molding has separated in lots of places. I already had the Ryan service team fix some of it, but they said it's also due to season change. They said they will fix the seams at 10 month/ 1 year, after the house goes through a full cycle of seasons.
ReplyDeleteWe have our fireplace mantel separating from the wall and the kitchen counter separating from the wall. Not many nail pops yet - or I don't see them. we are at 8 months.
That looks just like our house! They just repaired all of our nail pops and cracking drywall a few weeks ago. It looks much better now. I am going to have to caulk all of our sinks and showers, because the caulk has separated. Our previous Ryan Home only had a few nail pops. Our current Ryan Home has settled 100 times more than our old one.
