After looking at many neighborhoods and many model homes, nothing gave us that WOW factor like the Ryan's floorplans and we loved the neighborhood. We decided on a lot the end of a cul de sac and our view is beautiful trees behind us.
We chose the Florence as our floorplan. It is the reverse floorplan. It is about 2100-2200 sq ft with the morning room.
Floorplan options we chose:
-Morning Room with extra windows
-Gourment island
-Granite in kitchen
-upgraded master bath with glass shower
-hardwood in the entire bottom floor
-side fireplace with stone
-Elevation B, siding only
-upgraded appliances to Premier VI
-upgraded to gas stove
-added optional window in master bedroom
-upgraded to tile in both upstairs bathrooms
-upgraded to Maple Butterscotch cabinets in kitchen and Maple Espresso in bathrooms (no hardware)
-upgraded garage door to include windows and hardware (carriage style)
-add chandelier to morning room
-add overhead light in formal living room
-add second coach light to front of garage (elevation comes standard with 1)
Here is our cabinet choice. Maple Butterscotch with New Caledonia countertops and Woodstock hardwood floor. (We have since been told there are 2 new options so we may change the hardwood if they have a darker brown color, but so far they only had a cherry which doesn't go with our coloring at all). UPDATE: We switched to a hand scraped hardwood. Click here to see our flooring selections.
Another view. We are choosing to go with the Graphite Gray siding, black shutter and the door is black.
Our fireplace stone.
This is what our house will look like elevation wise
But with these colors.
(Just got this from the builder, but ours will be the reverse of this. Also we are adding a second garage light as it seems weird with only one).
The house is set to be finished June 1. We sent in our NVR package last week so we should get some news on that soon too.
Exciting!!!

Do you have to pay a lot fee for the cul de sac. I wish we can build on one. It's nice to have big trees in back yard, just not too close to the house.
ReplyDeleteWe are the first lot on the curve of the cul de sac if that makes sense. It was a $2500 lot fee because we had trees on the lot that need to be removed. If those trees weren't there, it would have been free. But the houses at the very end were $8,000 and they were already sold. The upper cul de sac which just opened for sale are in the $18,000 range. The lot directly behind us is the most expensive lot because it has the most land. I reallllllly hope they don't try to fence that whole thing in because it will be an eyesore for our view. But ultimately the way we are facing gives us a pretty view and no houses directly behind us looking in. We had originally chose a corner lot with a $5500 premium but decided to change lots (at $1000 lot fee) when we realized the house would be angled on the lot and we would have to pay for a side entry elevation, and have a funky shaped yard with street traffic on two sides.
ReplyDeleteWe would love to get a cul de sac but non was available in our community at the time.
DeleteI love your color schemes (both inside and out). I originally wanted the outside to be the graphite grey but since I want the interior walls to be grey, I decided to do the outside colors a tad bit different.
ReplyDeleteWe weren't given any inside paint options though.. I just assumed everything would be painted white. I sure hope it's not off white!! Particularly the ceilings because like you, we do not want paint dripping onto our hardwood floors or to even deal with having to paint the ceilings.
They start digging on the 3rd! Our estimated closing date is June 20th.. we'll see how close they stay to the date.
Happy building!
What neighborhood are you moving to?
